Position Summary: 

Reporting to the General Manager, the Customer Service Technician is primarily responsible for conducting all 30-day, Year-End and Emergency warranty service requests. The role is responsible for responding to emergency calls after-hours and during regular business hours. In all activities and tasks undertaken, the Customer Service Technician will provide the best client experience. This individual will practice and demonstrate Gemini Homes mission, vision and core values on a daily basis.

Position Responsibilities:

  • Review 30 Day and Year End work orders and prepare/purchase materials required to complete warranty service work prior to attending the homeowner appointment.  
  • Complete 30-day, yearend, and emergency warranty service work as assigned which includes: 
    • Review warranty service list with homeowner – explain which items will be rectified immediately that day and why some items will be scheduled for another day
    • Complete all repairs in a quality workmanship manner
    • Obtain homeowner’s signature/initials on all completed work
    • Pass completed and signed warranty service paper work to the Customer Service Specialist to update the system
    • Meet with the General Manager at designated time to discuss work completed and work to be assigned to trade partners
    • Check trade partners work to ensure completion and that standards of workmanship are met
  • Clean, maintain and complete weekly vehicle inspections of the company service vehicle.
  • Respond to after-hours emergency calls on weekends and evenings. 
  • Prepare homes for PDIs
  • Provide back-up/cover-off assistance for completing PDIs. 
  • Service and maintain model homes’ interior and exterior
  • Conduct regular construction/site work as required.

Education, Experience and Skill Requirements:

Education: 

  • Secondary school diploma
  • College level construction diploma is an asset

Experience and Skills:

  • Professional, mature individual with four years of experience in the construction and home building industry
  • Carpentry skills in addition to plumbing, electrical, drywall and painting experience are required 
  • Well organized, competent individual with attention to detail and ability to work under pressure and meet deadlines
  • Demonstrated interpersonal/customer service skills in dealing effectively with customers
  • Valid driver’s license with a clean driving record
  • Excellent understanding of Ontario Building Code and Tarion’s Construction Performance Guidelines

Working Hours:

  • Regular business hours of 7:30 a.m. to 5:00 p.m. This allows for a half hour unpaid lunch and two 15-minute coffee breaks
  • Availability for occasional after-hours work

Working Conditions:

  • Personal Protection Equipment (PPE) must be worn, i.e., safety boots and hard hats 
    • Must be dressed in clean clothing when visiting homeowner homes.  Company logo shirts are provided
  • Requires a high level of physical effort including lifting up to 50 lbs. and climbing ladders
  • Exterior work may be required in inclement weather

Position Summary: 

Gemini Homes is looking for an experienced Estimator to undertake all aspects of Gemini Homes’ Estimating and Contracts management.  The successful candidate will also assist with Project Coordination duties.   

Reporting to and working closely with the Director of Construction, the Estimator is responsible for the full procurement cycle, including budgeting, contracts, estimating, purchasing and PC duties (Preparing Building permit application, PO’s and Site Construction Packages).

This individual will also practice and demonstrate Gemini Homes mission, vision and core values on a daily basis.

Position Responsibilities (Estimating):

  • Foster strong relationships with all subcontractors and site staff
  • Work Closely with the Director of Construction on all costing and budgeting
  • Responsible for preparing project budgets and re-forecasts due to plan and specification changes and communicate the relevant changes in scope and cost 
  • Manage Operational Software “Buildtopia” with updates to Base Budgets, Optional Pricing, PO’s and the Data Libraries
  • Analyze drawings and specifications for an in-depth understanding of project requirements
  • Review drawings for accuracy, build efficiency, value engineering and all OBC requirements
  • Review drawings for consistency between architecture, sales & marketing and site construction information 
  • Maintain subcontractor trade forms and documentation
  • Review all subcontractor quotations for accuracy of inclusions
  • Complete take offs to verify quantities
  • Collaboration and coordination of any build related purchasing discrepancies occurring between site and trade partners

Position Responsibilities (Project Coordination):

  • Manage and monitor the progress of each file from purchase through to warranty
  • Coordinate the lot specific house plan, site plan, truss, windows and HVAC Design through appropriate trades ready for permit
  • Prepare and submit for building permit, coordinating cheque requisitions for building permits and DC fees
  • Add all upgrades and extras to construction plan in a clear legible manner.  Include specific detailed information such as fireplace, appliances, specialty/custom changes
  • Issue Purchase Orders – Send out adjusted lot specific purchase orders to trades/suppliers along with any other required documents (plans, sketches, trade forms etc.)

Education, Experience and Skill Requirements:

Education: 

  • College Diploma in Estimating, Purchasing, Architectural Technology or Construction Project Management 
  • Construction Contract Management and Negotiations

Experience and Skills:

  • Four (4) years of experience in the residential construction industry 
  • Two – three (2-3) years of estimating experience in new home construction 
  • One – two (1-2) years of project coordination experience  
  • Demonstrated ability to accurately create, calculate, maintain and provide feedback on base estimates, job budgets and product price lists
  • Ability to read and understand blueprints/house plans
  • Experience with Buildtopia software (or similar), estimating software, and spreadsheet design is an asset 
  • Proficient in Microsoft Office/Computer Literacy – Word, Excel, PowerPoint
  • Excellent organizational skills, attention to detail, and the ability to prioritize work to meet urgent and daily deadlines
  • Ability to interact confidently with management, customers and employees
  • Self-sufficient professional with a clear focus on delivering enthusiastic, helpful and knowledgeable service

Working Hours:

Monday to Friday – Regular Business Hours of 8:00 a.m. to 5:00 p.m.  Occasional after-hours availability to meet deadlines 

Salary:

$60,000.00 – $65,000.00 annually plus benefits

Position Summary: 

The role of the Residential Construction Site Labourer is to safely construct projects which meet the high standards of quality set by Gemini Homes Inc. In all activities and tasks undertaken, the Site Labourer strives to provide the best client experience. This individual will practice and demonstrate Gemini Homes mission, vision and core values on a daily basis.

Position Responsibilities:

  • Actively participate in weekly site safety meetings. Comply with all Health and Safety requirements including wearing the proper Personal Protection Equipment
  • Communicate with the Site Supervisor and Site Team to report any Health and Safety concerns observed on site and in homes under construction. Assist with completing weekly Health and Safety site inspections
  • Assist with and ensure units/homes are opened up daily, inspected and locked up at the end of each day
  • Walk the site daily to observe and ensure a good overall professional and clean appearance. Adjust, fix and install lot signs, H&S signs/posters any other signage as required
  • Collect and dispose of any garbage or debris on construction sites placing it in appropriate designated places 
  • Ensure the overall site, units, homes, site compound, storage containers and site offices are clean and safe for the trades, suppliers and Gemini personnel
  • Prepare homes for trades as required; including covering floors, scraping floors, sweeping, vacuuming, power washing and keeping the home free of all garbage and debris. 
  • Ensure adequate waste containers are placed within the houses and throughout the site for waste collection. Waste containers shall be emptied on a daily basis
  • Maintain larger waste bins on site and coordinate pick-up and return with provider
  • Set up, maintain and tear down ramps, hoarding, fencing and safety rails
  • Protect on-going work from poor weather conditions
  • Set up and maintain temporary heat equipment during the winter season
  • Install tarps to protect on-going work from poor weather conditions
  • Communicate with and keep the Site Supervisor advised of any unusual or safety issues observed on site
  • Other duties as assigned

Education, Experience and Skill Requirements:

Education: 

  • Secondary school diploma
  • Community college diploma in construction best practices is beneficial

Experience and Skills:

  • Two – three years’ experience in residential construction, or related construction industry
  • Valid Driver Licence with clean driving abstract 
  • Excellent customer service skills in working with staff, trades and homeowners
  • Strong organizational skills
  • Positive attitude to meet and complete tasks according to timelines and direction from the site supervisor and lead hand
  • Talented experience handling tools and operating machinery
  • Excellent communication skills

Working Hours:

Monday to Friday – Regular Business Hours (7:30 to 4:00 p.m.) with a half hour unpaid lunch break and with after-hours availability during peak seasons.

May be required to travel to various sites including: Guelph, Elora, Inverhaugh and surrounding areas
